Bedford-Stuyvesant sits in central Brooklyn, roughly bounded by Flushing Avenue to the north, Classon Avenue to the west, Broadway to the east and Atlantic Avenue to the south. Pear NYC's own office is at 1100 Bedford Ave, inside the neighborhood, which is part of why it's the deepest inventory we work. Much of the housing stock dates to a Victorian-era building boom between the 1870s and the 1910s — brownstone and limestone rowhouses with ornamental cornices and brackets, mixed with prewar walk-up apartment buildings.

A large share of that stock sits inside designated historic districts, including the Bedford Historic District (designated 2015) and the Stuyvesant Heights Historic District, which alone protects 577 rowhouses built roughly between 1870 and 1900. Pear's Bed-Stuy listings include buildings in Stuyvesant Heights at the neighborhood's southern end — we count it as part of Bed-Stuy's footprint rather than listing it separately, since the two overlap rather than sit side by side.
